Project Description: The project proposes to reconstruct a ± 690-square-foot, 26-foot tall, detached accessory structure that includes a two-car garage, tool shed, and workshop. The structure is proposed on the footprint of a previously existing similar structure damaged by fire. The project requests an exception to required setbacks to allow for the reconstruction of the former legal nonconforming accessory structure under Implementing Zoning Ordinance (IZO) Section 12.060. The design of the structure would be consistent with the style of the previous garage and the primary residence, with horizontal plank siding and a gable roof. A
second-story ADU, proposed under a separate ministerial building permit, would be set back 4 feet from the side and rear setbacks, in compliance with IZO Section 7.030.G.

from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15302 (Replacement or Reconstruction).
