Project Description: The project proposes to establish a Medical Services – Minor use within an existing 2,053 square foot tenant space located in the Deer Creek Village shopping center nearest to the intersection of North McDowell Blvd and Professional Drive. Maximum total staffing is anticipated to be 5 full-time employees per shift. Hours of operation would be Monday through Friday from 9:00 a.m. to 5:00 p.m. and every other Saturday from 10:00 a.m. to 4:00 p.m. Parking will be shared with the greater Deer Creek Village shopping center and establishing this Medical Services – Minor use at the parking ratio required by the Implementing Zoning Ordinance (IZO) results in a parking arrangement that complies with required parking space counts at peak weekday demand.
CALIFORNIA ENVIRONMENTAL QUALITY ACT: The Project is exempt from further environmental review under the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15301 for Class 1 – Existing Facilities.
