The proposal includes changes to a project was previously approved by the Planning Commission on May 10, 2016 for a 24-unit multi-family development in a three story apartment building. The revised project proposes to add four units within the approved footprint of the building. The application requests approval of a Residential Density Bonus with a concession/incentive in accordance with Petaluma’s Implementing Zoning Ordinance, Chapter 27 Residential Density Bonus and California Density Bonus Law. The requested Density Bonus provides for two of the 28-units to be made available to an income qualified household at the very low income level in exchange for a density of 37.84 units per acre, above the maximum density of 30 units per acre allowed in the Mixed Use Land Use designation and a concession/incentive to reduce the required onsite parking from 42 spaces to 38 spaces.
