Project Description: The projects propose to establish a Medical Services – Minor use within the existing 13,760 square foot Washington Square shopping center structure that is nearest to the intersection of S. McDowell Blvd and Maria Drive, and to make exterior modifications to that structure to accommodate the Marin Health Petaluma Multi-Specialty Clinical Hub. The interior of the existing building would be reconfigured to accommodate 29 exam rooms serving a range of medical needs, a full-service Cardiovascular Testing Center, and X-ray and Ultrasound imaging facilities. Total staff are anticipated to be 40-45 at the maximum shift, with a smaller team of 10-12 staff on site after 6 pm. Proposed hours of operation are Monday through Sunday from 8 am to 9 pm. 25 dedicated parking stalls would be provided abutting the building’s entry, and additional parking demand would be accommodated by the parking surplus within the surrounding shared shopping center parking lot. Proposed exterior modifications to the structure include removal of the existing mansard roof, new colors and materials to the building’s exterior, and new storefront windows.
CALIFORNIA ENVIRONMENTAL QUALITY ACT: The Project is exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15 15301 (Existing Facilities).
