Project Description: Proposed Tentative Parcel Map to subdivide the ±4.47-acre
parcel at 2180 S. McDowell Blvd into two parcels. The existing property comprises
two warehouse buildings, 171 parking spaces, and two loading berths. Following
subdivision, Parcel 1 would consist of an approximately ±2.51-acre parcel containing
an existing ±43,197 square foot warehouse building with 101 automobile parking
spaces and one loading berth, and Parcel 2 would consist of an approximately ±1.96-
acre parcel containing an existing ±32,503 square foot warehouse building with 70
automobile parking spaces and one loading berth. No site improvements are
proposed as part of this Tentative Parcel Map application, and a joint maintenance
agreement shall be prepared and recorded with the map’s recordation.
CALIFORNIA ENVIRONMENTAL QUALITY ACT: The Project is exempt from the
California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section
15315 for Class 15 – Minor Land Divisions.
