Minor exterior modifications are proposed to the existing building, associated with converting it into eight lodging units, a reception area for the hotel use, and one retail space fronting the Boulevard, on the .46-acre Mixed Use 2 zoned property. Exterior modifications and site improvements include additional side-facing windows and doors with painted red wood trim finishes to match existing conditions , a reconfigured parking lot design with an outdoor seating area at its rear, a walled trash enclosure at the southwest corner of the lot, and roof modifications designed to accommodate and screen mechanical equipment. All uses will be located within the existing building, and 14 on-site parking spaces will be provided for guests. Both Lodging – Hotel/Motel and General Retail – 25,000 square feet or less are permitted land uses in the Mixed-Use 2 zoning district. Minor alterations to existing commercial uses are subject to staff-level Administrative Site Plan and Architectural Review (SPAR) pursuant to Implementing Zoning Ordinance (IZO) §24.050(B).
