The project proposes exterior modifications to two existing retail buildings located parallel to Petaluma Boulevard (1,800 square feet and 5,400 square feet, respectively), replacement of an existing 9,040 square foot restaurant building currently occupied by Cattlemen's Restaurant with a new one-story, 5,000 SF restaurant building with exterior patios, and new development of a one-story, 4,450 SF retail building with an exterior patio. Onsite improvements include redesign of the parking lot to align with the new development and to increase efficiency, new landscaping, trash enclosures, parking lot lighting, accessible parking and an accessible path of travel. Additionally, the project proposes to subdivide the existing parcel into two separate ± 1.31 and ± 1.78-acre parcels.
The project site is zoned C2 (Commercial 2). General Retail and Restaurant, Café, Coffee Shop land uses are permitted by-right in the C2 zoning district. Therefore, no discretionary Planning entitlements are required for the retail and restaurant land uses provided that the proposed uses comply with all land use requirements contained in the Implementing Zoning Ordinance. Discretionary Site Plan and Architectural Review provided by the Planning Commission is required for the proposed development activities. A Parcel Map Subdivision is required for the proposed parcel subdivision, and the applicable review authorities are the Community Development Director and City Engineer.
