Project Description

Proposed redevelopment of a 3.09-acre commercial property, including demolition of an existing 9,040 square foot restaurant building (Cattlemens) and construction of a new ± 5,100 square foot restaurant and a new ± 4,500 square foot retail building. Existing ± 4,000 square foot and ± 2,000 square foot commercial retail buildings would be renovated to complement the architecture of new construction. Associated site improvements would include ± 23,600 square feet of landscaping, including low water use and native plants, 92 trees, bicycle parking, pedestrian pathways, parking lot improvements resulting in an increase in 11 parking stalls, approximately 31 electric vehicle parking spaces, and a decrease in impervious parking areas, patio and outdoor dining areas, bioretention areas, and an underground stormwater detention chamber. Review of a proposed Master Sign Program for all signage, including a 15-foot-tall pylon sign near the site’s entry at Auto Center Drive, an existing 8.5-foot-tall monument sign along Petaluma Boulevard North, and wall signage for nine tenants, including two freeway-oriented signs limited in scale, type, and illumination, is requested.
