Project Description

The Riverbend residential subdivision project was approved by the Planning Commission on July 14, 2020 for a Zoning Map Amendment, Zoning Text Amendment, Vesting Tentative Subdivision Map, Mitigated Negative Declaration (MND) and Site Plan and Architectural Review (SPAR) to construct thirty, two-story single-homes, a private street, improvements to Lynch Creek Trail and the dedication of .32-acre riverfront park to the City of Petaluma. The project is located on a 3.36 acre site, within the Residential 3 (R3) and Floodway zones, at 529 Madison Street.

On September 14, 2020, a City Council hearing was held to approve or deny an appeal to the Planning Commission SPAR and MND approvals and to address the Vesting Tentative Subdivision Map and the Riverbend Planned Unit Development. On November 16, 2020, the appeal was denied and the City Council approved the project. The approved project was revised to develop 27 attached and detached all-electric units, including four affordable units, eight Accessory Dwelling Units (ADUs), and eight owner-optional ADUs. The project includes preservation of four oak trees, addition of on-street parking, and a Mitigation Monitoring Reporting Program.

On September 28, 2021, an application was received for Final Map approval and Public Improvements for the project. The Final Map is scheduled for the March 21, 2022 City Council agenda.
